You should do a video about landlords who failed to provide AB 1482 notification to existing tenants that they're exempt (which makes them non-exempt). My LL never did and is now lying saying he did. Others are sending the notification 2 years late because lawyers are telling them that'll cover them because nobody knew because of covid...

Right now, I am in the situation, that have to leave the property. For almost 6 years, Im renting this property, paying $3650 rent on time. And all of a sudden, without any reason I got Termination notice, to vacate the propery. The property is a new constructions in Montrose Ca. The owner is LLC, real estste company is managing the property. Two monts ago I got the first 60 days notice to vacate the propert. The realtor mentioned that the property doesn't go under TPA. Anyway, im in the situation that cant find any place to rent. Im 73 years of old and my daughter lives with me who has medical problem that can't drive, and her workplace is close and convenient from our home.
We don't want to leave this place and both of us in shoked and got unxaity problems.

1st Thank you for all your videos! Question have you done a video on sb267 passed Jan 2024 for housing voucher holders exempt from having credit report pulled? Im aware of the law BUT landlords are 1. using software that is not in compiance to give a prespective tenant the option to show they can afford the rent oppose to credit pulling and 2. The property management companies/employees say their upper management told them they have to run a credit report? Please reply thank you again!

How about if I'm not paying my rent..Who fault is that please? Do I have the right not to pay rent when my unit is brand new when I'm move in and my landlord always response to any of my request. So Do I have the right not to pay rent?

After receiving summons from landlord, if I file motion to dismiss the case within 5 days, do I still need to file Answers within 5 days to avoid default judgment against me? Or can wait until the motion has a final result then file the Answer?
