Great video! A much better metric for valuation you can consider than market cap divided by Net Leasable Area is to use Enterprise value instead (market cap + debt). In the same way if a person was to buy a home, their $/Sq Ft based on downpayment would be completely arbitrary to how many % they are putting down vs how much debt they are taking on. EV (Equity + Debt) is the equalizer that sets the field even when accounting for debt

I wonder how different the 10 year ROI will be in we didn't have the pandemic in 2020. I really want to invest in RioCan but I will focus more on Granite. Never heard of this REIT and their returns are crazy.
