Thanks, Jussi, for another interesting presentation on two REIT investment candidates. Neither of them interest me. SAFE's dividend is too low for me, and NWHUF is too risky for me.

Market is always forward looking, so the initial upward stockmove due to rate cuts has already happened.
The full rate cutting cycle however is not priced in, so reits will see a secular tailwind the next few years with rates coming down slowly.

I would argue that rate cuts are already mostly priced in. They are more than certain, so there is no reason for any particular market reaction.

do you really think that there will be significant price performance afte the rate cut? I think the cut is already priced in. it will be good for the earnings of the companies, but i dont think., thtat we will see much more hiking prices right now.

I currently live in Poland (I’m Polish-American). It’s true that REITs gained quite a bit recently… but the Polish currency remains very strong against the dollar. The Interest Rates will remain very high here… maybe even until 2026.

That’s why I will keep buying REITs (and some other US stocks) for now.
