I have a realtor, but I feel like all the benefits and incentives I got from my new build home, I was able to get them by myself. I felt the realtor didn’t do much to give me a better deal more than I already did for myself.

Be careful with lender credits though.

For example, they may give you $3, 000 off a $10, 000 loan origination fee, leaving you to pay $7, 000, whereas another lender may only charge you $5, 000. So, it seems you are getting a deal, but with loan shopping and due diligence, you will see that you aren’t.

In many cases the builder owns the lending company they want you to use, and, they won’t give you the same lending incentives if you don’t use their lender.
