In this video, Chandler David Smith breaks down his exact criteria for choosing the best rental properties. Chandler David Smith has been investing in real estate for just under a decade, and owns $25 million worth of rental properties. The biggest reason he has been able to grow his portfolio so fast was he only bought deals that fit within his criteria of risk and profitability. When you purchase real estate correctly, the purchase will require only a small down payment, will quickly be able to pay itself off and provide a certain amount of cashflow, depending on the purchase price. When deals are purchased like that, extreme or negative risks are mitigated, and you give yourself the ability to continue to buy more rentals. If you want to replace your active income with passive income, you need to buy as many “Good Deals” as you can.

Its frustrating trying to find my first investment property in my market when there's not much to pick from. And when something good comes up, so many competing cash offers to go up against when I'm financing.
