Yes. PLEASE pay attention peeps!!!! All that Marco said is true! I ONLY wish this info existed when I was his age (I am now 64 - that was my grandfathers age!? LOL - time flies). BUT, once you have that real estate and your mortgage is paid off (I always tried to make the extra payments, etc., etc.) to get the mortgage paid off early. Now that has happened - BINGO! YYESSSS! PASSIVE INCOME to the max! As an example I have a 2 bedroom condo that is now paid off. When I deduct the monthly condo fees, upkeep fees, taxes, etc., I have $2, 645.00 month coming in! if you start early and lets say you eventually can get 12 properties like this, that is $31, 860 coming in every month! Not bad for taking the risk and planing early! MARCO YOU ROCK MY FRIEND!

Great video! The only thing I'd also mention is the 'principal paydown', wherein the renters pay for your property and therefore increase your equity.

This morning, I made myself a fresh cup of coffee (saved $6.00), opened up my YOUTUBE account, and there it was! "How to Analyze a Rental Property for Beginners!" -- Thank you, sir, for all of your videos! My notebook is completely filled with what've you shared with the YOUTUBE Investing Community. I currently own a business and have money sitting there for me to invest. I think for me Rental Properties is the way to go! And, if you keep it for 30 years, you've completely paid off the house (putting down just 40K).
Also, taxes are a big help. You can depreciate $7K a year on this property, so you actually show a loss on taxes.

I calculated something like this for just buying my own place to see if it saves me enough in rent to justify it, seems to depend a lot on the mortgage rate which I can't get yet since I had no credit, now it's a waiting game with my new credit card aha!
