1% Rule= The monthly rent must be equal to 1% of the purchase price

Cap Rate = NOI divided by purchase price.

NOI (net operating income) = Gross income - operating expenses. This formula does not include mortgage payments.

Cash On Cash: Annual cash flow including your mortgage payment divided by total cash you put into the deal including closing costs, repairs, etc.
