I find this kind of video really interesting where you contrast the less good REITs with ones you prefer and give some reasons for why. Would love to see more like this with more details on your thought process as it help me get into the way of thinking.

Thoughts on patria earnings? I like the growth but I see also a big increase in costs and expenditures. Also the share buyback of last quarter is unnoticeable because of stock based compensation. Shares outstanding is still rising

Just wanted to note an anecdotal intangible on SKT. I used to live 3-4 hours away from two different Tanger outlet locations and knew plenty of people that fit into a group of consumers who would do 3-4 (typically seasonal) major trips to tanger every year due to their perceived value to the consumer and would classify this behavior as a type of "brand loyalty" that I haven't seen with other (higher end) mall REITs.
