Landlords Are Still Filing Evictions Even After Getting Rent Assistance

Tenant advocates in Chicago are shocked and surprised when landlords still file for eviction or don’t renew a lease for a tenant after receiving rental assistance. What they don’t realize is that the financial situation of the tenant that made them need rent assistance didn’t end just because their debt was paid. In many cases the tenants simply can’t afford to live in the unit.

I knew that this was going to happen sooner or later. It was just a matter of time. Some tenants get too comfortable living for free during the pandemic and don't think about the future. These type of tenants never think that mortgage and taxes need to get paid by landlords.

The landlord business is way more complicated than I ever thought! Your videos give me a great perspective on issues I never thought about.. thank you for sharing!

Having a tenant depend and depend on being bailed by the government doesnt mean they are able to afford their rental any longer.

Landlords are fed up...NYC has been working against landlords because THEY don't want the burden

Starting out the week with two 3 day notices.
Still no update from SD Housing on their 2nd application .
These are 2 tenants I would rather get rid of, anyway, due to their character.

I received rental assistance for a tenant who had wanton, malicious damage, but the assistance does not pay the damage. The tenant is an advocate for BLM and deliberately damaged the building. The tenant's conduct is such that the building is at risk, and all the other tenants in the building are at risk.
If I don't evict the tenant or at least try, and the tenant torches the building, you can bet I will be held liable since I did not get the high risk tenant out.

Tony always stays to the facts. The government should hire some of these nonworking tenants to help with the lack of staff.

A lot of landlords tell their side of the story too. They have taxes and mortgages to pay on their homes. Some haven't received rent in over a year. They can't continue to allow people to live in their homes for free. Some don't have any alternative. Surely the tenants know that free rent is not going to last forever.

I'm a landlord in Chicago. I have long time tenants in a few doors that pay. Fortunately all the deadbeats moved out of 8 of my units over the 2yrs. I will leave those units vacant and lose money before I put anyone in these apartments, until things go back to normal. No deadbeats just carrying cost

It's truly amazing that when everything is handed to a tenant on a silver platter and what do they do? They spit on what is offered to them. I think after this two year hiatus of Government supported amnesty for tenants you ultimately cannot change a leopard's spots or erase a zebras stripes. That is just my philosophical view.

By now, all the leases of these deadbeats are over. Get the money and end the contract! These tenants are just renting on 1 year contract. It's not their homes!!!

I know that in NY state, you can only file for eviction in the following 12 months, ONLY if the tenant fails to start paying rent. The eviction moratorium lifts in NY on Jan. 15, but I wonder if it's the same case here.

Of course, HELLO!!!! You receive 12 months and they still don't pay, now it is 22 months for me and we don't even have a court date anymore.

If they want socialism they should get a one-way ticket to Ciba - plenty of socialism there.

FYI. If you think the eviction moratorium in New York state is going to end on January 15th you guys need to think again.

there are many different reasons to evict.

These lazy tenants are messing it up for us real tenants who have a legit problem like having a wreck and losing a job, etc.

The money is just for 12 months back due and 3 months ahead where I live most people have suppressed that time frame landlors to wait for another 12 months without pay

One of the reasons why I love month to month leases 👌

Good video Tony. I keep thinking the gravy train might be coming to and end...but then the government just lays down more track. Cliff up ahead I'm afraid.
