In this video, we look at the basics of Real Estate Investment Trusts (REITs). REITs are a good way to invest in real estate with a stock like product that allows for us to get in and out of our investment very quickly unlike traditional real estate investments. REITs dividends tend to be very high thanks to some tax advantages and can do a good job of diversifying our portfolio.

Hey Jimmy. Great video. Yes, REITs are very interesting to dive into. Since you asked for suggestions: I'll think it'll be great if you can do two things to follow up: One, do a complete REIT analysis between two or three of different sectors, walking us through how you calculate the FFO or AFFO. Then, secondly, another suggestion is to discuss how you feel about bullish/bearish outlook on REITs for the future and perhaps compare with other dividend stocks and make some recommendations. Hoping this helps.

Yes more REITs! Also it would be good to point out that web sites like Yahoo finance typically show P/E and not FFO/share, and the payout ratio is usually wrong value and we need to calculate distribution coverage ratio. Excellent channel!

Thanks for providing an overview of REITs, especially distinguishing the different types of FFO. REITs are my favorite asset class. Because they have to pay out most of their taxable earnings, it seems even more critical to analyze how they raise money to fund new acquisitions & initiatives through follow-on offerings (as you mentioned) & debt and how management works to maintain high occupancy rates. It would be interesting to learn what to look for in REITs in different segments (e.g., healthcare, retail, residential, etc.).

In the last year my New Zealand Reit fund has returned 30%, with a 3.8% dividend this is in my retirement account, I also have Reit shares average div is just over 5%.Also now able to buy American Reits and shares etc too, direct from New Zealand.

Not a bad video. I used to do a lot with REITs, but their recent rally paired with the tax treatment of dividends has me on the sidelines.

Regarding NAV, I prefer FFO. In my opinion, real estate is only worth the cash it produces. In my experience, most REITs trading at a deep discount to NAV are there for a reason.

Having said that, I'd love to see you take a deeper dive regarding the role they play in investing so viewers are better prepared to make good decisions on the next pullback.
