There's actually more costs to wholesale than be an agent. Sure, it seems more expensive to start off being an agent but what everyone forgets to talk about is the insecurity of marketing expenses. I've been wholesaling for 10 years and am now becoming an agent for these reasons:
1. Licensing will be mandatory for wholesaling eventually, may as well be ahead of the curve. You can still wholesale as an agent but ALSO list properties and represent wholesalers. I'd rather be a listing agent where everyone comes to me.
2. This market will be a sellers market for the next few years still. Take advantage. It's way easier being an agent now more than ever but harder than ever to be a wholesaler because you're constantly looking for those in desperate situations and that's 3-5% of the market. Stop going uphill, go downhill while you have a chance.
3. Everyone will respect you as an agent more than a wholesaler, period, end of discussion. Anytime I've tried to explain wholesaling people look at me like a scammer. Whether a seller or agent is questioning the assignment or I'm explaining it to friends and family because they wonder what I do in real estate.
4. The marketing expenses for wholesaling keep rising. Mail for letters is insane right now compared to when I started in 2012. Even if you cold call, you will be calling all day because you're trying to catch someone in a desperate situation right as it happens. Whereas with the hundreds of agents I've spoken to over the years they always specialize in a small niche and a few zip codes and spend way less in marketing getting the same as a wholesaler with less time and effort because people are wiling to save an agent's contact information but they'll always frown upon an investors postcard.

I can type an entire essay on how insane marketing has been to try to find wholesale deals right now no one admits. Think about it. The true reason everyone is struggling to get started in wholesaling is because if the go the Jamil "agent outreach" route they constantly run into EMD issues and assignability issues. If they go direct to seller they don't have $3, 000-$5, 000 to risk for 3 month to make sure they're consistent enough with their marketing to actually pull enough leads to get a deal. Sorry to be negative in the comments if you take it that way, just trying to save you time from buying a gurus course.

ALSO, you said typically a wholesaler only has sellers. That’s a terrible wholesaler and why again it’s being regulated more and more. ALSO, you made it seem like a wholesaler can easily do a $20k deal on a $100k house, that’s not happening in markets that cheap. I know wholesalers all across the country and the average fee is $3-8k. Unless you’re in CO or CA then you have markets where it’s possible to get $20k if you’re lucky. The buyers have gotten pickier, interest rates and DOM, holding costs, etc all shrinks a wholesalers profits. Agent route is now the best route. Wholesaling is dying more and more as we go.

I enjoyed the video but as an investor/agent I would just like to point out it's really not a one size fits all and frequently deal specific. Take your example on the 100k house - that is a scenario where the wholesaling model may fit better. What I've seen is you likely have a larger spread on the small deals because yes 3% agent commission of 100-200k is not going to be very much, but if you find a distressed enough seller/property you could swing a 10-20k wholesale fee.

However, if you get into higher price point properties, you'll start to find scenarios where an agent commission is usually equal to or greater. I specialize in mobile home parks where transaction brokerage is common(facilitating the deal and taking the entire 6-7% brokerage commission). Pretend it's a $1m property - you can earn 60-70k. That same property were you to wholesale, the seller would need to be willing to let it go for a pretty steep discount, which is possible to.

I would say having a license is still more advantageous. You can wholesale with a license(ethically) but you can't broker as a wholesaler without one.

I’m in this situation and don’t know what to do. I kinda wanna get my license but then I want to hit the ground running with my wholesaling business. Mom of 3 here, any advice is appreciated.

In 2016 immediately after I got my real estate license I learned about people who were wholesaling. I remember asking my colleagues “What’s the point of having this license when you can just wholesale & they would get sooo upset now it’s 2023 & you have wholesalers making 10-20K per transaction. Whereas an agent would have to sell a $700, 000 home to make that. WHOLESELLING IS THE WAY!!!

I have a motivated seller and motivated buyer - both prequalified to sell / buy apartments - can I be the wholesaler and earn 2-3% fee. No renovation is needed. The seller and buyer are sophisticated and can arrange their own broker to do the paperwork. Or can I arrange a broker to do the paperwork? What is a reasonable fee for the broker who is doing only the paperwork?

I have a felony that’s 6 years old almost 7 years taking money from someone I knew felony is a theft/Agg theft level 3 would I be able to get my license I’m in Ohio. It’s been 6 years and I promise you I do not move or think like I did when I was 22 I’m now 1 year from 30.
