What does the Title Company do ?

So you've heard about this "Title Company" thing that is someone you have to pay when you buy or sell a home. But What does the Title Company Do?

Here I talk about them providing Title Insurance, Recorded Information, Plat Maps, presenting all of the Closing Documents, etc.

Purple Heart Iraq Veteran here with a major problem please advise. So here’s the story. I bought a Home in May 2021 and it’s now October 2022. When I got my property tax statement in the mail I noticed a direct charge from "Hero Pace Program” in the amount of $1443. Called my county and was like, why is this charge on my account? They said previous owners took out a loan with “HPP” and there is a balance payable each year for $1443 until 2028. Called my real estate agent, Mortage Company “(Veterans United), and checked my closing title docs, nothing in my contract states anything about this “ Hero Pace Program”. When I bought my home I bought title insurance so I filled a claim and now it’s under review. I guess my question is, does my purchased title insurance cover me on this matter? Are they now responsible for this “HPP” balance? They never reported it to my VA loan Officer and once again it is not on my signed title closing docs.

I am trying to list a property and the owner insists on using his attorney for the closing instead of my title company. It is a quit claim deed. I live in Michigan and I am not sure if title companies are a requirement in order for me to acquire the listing. I know its a tough question but its worth a shot. Thanks Stacie.

Hi! I'm buying a property from my sister who inherited it from our aunt.
Our aunt owned it 25 years and had a title seach and title insurance on it.
Is it sensible to not buy title insurance when I buy it? I think I may get the title search, but I really don't think I need insurance. I'm really not sure I need the search either. I know when my aunt had it there were no loan, judgement s, liens, etc and it's gone directly from her to my sister and now me.

HI Stacey, I sold my house 3 yrs ago since Oct 2016, but the title company overlook and did not pay off my mortgage. Recently the title insurance had paid it off, but now their lawyer going after me and sue for lot more money. Who is really at fault in this. Is the Closing Company that overlook ... Or the Title Insurance did not search .. Can I sue them back and have them responsible in this matter too .. Please help, sincerely.
