Thanks Jerry! I know its an old video but to help others too, once you open an escrow do not allow your cash buyers to get another title company. Most of them will insist to use their own escrow because they're paying for closing cost. I had many experiences in the past that new escrow will mess up my deal.

Some closing companies will tell you that a double closing is illegal. But it's not. If an agent tells you this, it's a red flag that that agent doesn't do, or know anything about double closings....Thank you, Jerry for all this info. Going to watch your Double closing video.

If I do a deal in CA but live in Texas, do I have to be present in CA in order to open escrow with a wholesaling friendly title company? or can i just email them the documents and the deposit?
