Whenever we purchased a home in Colorado, and we closed on our home, the title company gave us a copy of our documents once we signed and their office. But we are purchasing a home in Texas and our lender sent an email saying after we sign our documents, we will have 10 days to retrieve our documents from the document website. My question is if I’m paying the title company $10, 000 can I request that they give me copies of all the documents after I sign in their office because this was a courtesy that was done to me in Colorado and I do not see why Texas can’t provide that same service when they have a copier machine and I don’t. Plus it’s some 50 to 60 pages and would cost me a lot to do it at the FedEx store. Is there something I can request?

Purple Heart Iraq Veteran here with a major problem please advise. So here’s the story. I bought a Home in May 2021 and it’s now October 2022. When I got my property tax statement in the mail I noticed a direct charge from "Hero Pace Program” in the amount of $1443. Called my county and was like, why is this charge on my account? They said previous owners took out a loan with “HPP” and there is a balance payable each year for $1443 until 2028. Called my real estate agent, Mortage Company “(Veterans United), and checked my closing title docs, nothing in my contract states anything about this “ Hero Pace Program”. When I bought my home I bought title insurance so I filled a claim and now it’s under review. I guess my question is, does my purchased title insurance cover me on this matter? Are they now responsible for this “HPP” balance? They never reported it to my VA loan Officer and once again it is not on my signed title closing docs.

Could I simply use a title company to facilitate the purchase of property and bypass using a realtor?

Another question, sorry, is the Title company on the buyer's side or the seller's side or strictly neutral !?

The realtor or bank should have all this taken care of, as they’re acquiring properties & it’s crazy they can make the buyer go through the hassle with a third party company to proof check who owns the house is real scammy to me, like who invented this system of purchasing a house & why ?

Help! My partners bought a house without using a title company and we just found out about a huge IRS tax lien. How do we get this cancelled?

So basically, title check is the same shit you can do when buying a darn car and putting it in your name saying it's yours now. So that's why peoe speend 10k+ just basically check and put it in your name.
