I agree with the REIT`s. I owned a investment property where the neighbors made it a nightmare when I had a big contract. Politicians nearby acted like children wanting everything around them---> Green. I almost turned green. They even complained that I bought it cheap and was going to make a killing with it. They were not the ones profiting. A really sick experience. Was a landlord with several places. A tough road to go. I am holding ADC, O, WPC, IIPR, EPR, AWP, RQI, VICI, ETC. The dividend income is twice what I was getting with rental.

I sold seven apartments in the UK last year. Through pure good luck, the sale went through in Sept ‘23 allowing me to buy REITs near the bottom in October ‘23 including Big Yellow for 937, now trading at 1300. Thanks for the heads up, it wasn’t even on my radar before you suggested it.

Am surprised you don’t look at European & UK REITs more. I know that the market is small compared to the US but unlike the US, European and UK REITs are compelled to have independent valuers assess their properties every six months and report their NAV. It takes a lot of the uncertainty out of it.

Hey Jussi, have ever done an analysis of converting rentals intl REITs taking into account capital gains tax and recapture taxes.

Ticker for BSR is BSRTF if you are trading in the States. This one can be tricky to find. It's best to include the U.S. ticker symbol in your videos.

Im a holder of O, WPC and Vici, the only position that is down is WPC but I’m still buying regularly. Can you give a update on your thoughts on WPC ?

I’ve been in Agree, Vici, WPC, CCI, Camden Apartments, Prologis and a few others. Been selling some shares in Uniti at a profit only to watch the stock continue to streak higher… 😕

But my properties have gone up over 50% in the last five years, and rents have risen by 35% (and only one week of non-tenanted status) . Interest expense tax deductable (Australia) . All while REIT prices went down as interest rates went up. I like Reits, but there's space for private real estate too.

This is a tax question but I suspect Jussi knows the answer. Are distributions from REITS the equivalent of their net income after taxes, which is the reason they are counted as normal taxable income for the recipient? This is one factor (which to be fair you've addressed in a previous video) that must be taken into account.

CHCT HR BSR MPW O VICI ARE and Lots of preferred shares from various industries. Preferred shares are steals right now and will either cash in a nice yield, capital gains on cash out at par.

The problem with REITS is there is no leverage. Who is going to give you a ‘mortgage’ so that you get a six figure property with only a five figure outlay?
