You need to have fully documented evidence to show the EPC assessor otherwise they give you a lower score. The EPC survey is a bit of a joke.

good news, keep them coming :)) Landlords please sell! The good days are over! Dont worry about tenants and how expensive is going to be, for every sell there is a buyer, either a first time buyer or a professional landlord, who will have the property up to standanrds.

Well, the costs will have to be passed on to the tenants, and existing tenants will need to move out whilst the work is done. How is that going to pan out?

Ive just spent roughly 20k bringing an old terrace house upto an epc rating of c and that was me doing alot of work myself its no small job especially on all electric properties which this was . Government is killing the rental sector

You might get your property to a C rating. However, the people who rate your property will not give you a C rating if you do not have photos proving that there is insulation under the plasterboard on your walls. That is what happened to me. They assumed that there was air under the plasterboard because they couldn't see the insulation. They assumed that there was no insulation unless they could see at least 50% of the insulation or had photos of it. They marked me down. Receipts for the insulation was not good enough proof for them.

Houses built in the last 30 years should be easy to get a C rating. Anything really old is a big problem.

Hi James, It depends on the surveyor who does the EPC, I just had a flat done and he has made "E", after we had extra roof insulation double glazed windows. His report said; no loft insulation presumed no hot water tank insulation jacket (New Foam Insulated cylinder???) that's better than a wrap around jacket ie. no heat losses. I can see that not being able to rent after 2030, 5 million houses on the market and tenants with have no where to live. They have not thought this through; every action has a consequence!

Im a energy assesor doing EPCs its not as easy as just doing the insulation on the property to get it to a C its all about the heating system. EPCs have changed over the years its much harder now. If you have a solid brick property you are going to have to spend some money. If you are a landlord look at the great british insulation scheme and a new warm home grant scheme has just come out.

When I buy a new property, the first thing I do is always to do the work to increase the EPC to a C, because I want tenants who stay long-term and feel comfortable.
There are way too many houses in the UK that are even an E, because some landlords rely on the desperation of some people who cannot find anything else. It's time to change that.
