Zestimate? Dude that's some rookie stuff. You buy them based on the current rents. When they turn over, you invest in the rehab and raise them to market rent. This is you adding value to a property that you purchased under value. You have to think long term. You aren't going to rehab all of them at the same time. Some you may sell if they are dogs and others you will want to hold. 92% of market value is not a good deal in my opinion, unless the seller is willing to finance with favorable terms.
