Hi Justin, Harry here we've spoke a few times over the years be it on here or Instagram. Your first video with the whiteboard is my favourite. Simple, No fluff and great reassurance. I'm saving £30, 000 which I estimate to have by January 2025 at the latest. I will be purchasing my first BTL - I am considering using Property X for my first time move into the BTL world - Simply for less stress upon it being my first time. I hope £30, 000 will be enough for either a Turn Key or a medium/small refurb and rental job. I'll be in touch once I have the funds. Looking at buying up north such as your self - Liverpool, Yorkshire or maybe even Devon. Hope you're well. Amazing to see you smash it. I've been here since 1, 000 Subscribers.

Fantastic advice, especially the one of checking out the area and the profile of the area .the area were you buy your property will dictate the type of tenants that you will attract. So choose your area carefully.

I think your right BRR could be dangerous right now with current prices and rates, might be better 2 buy 2 turn keys instant let than maybe do a refurb and not be able to pull out cash

That initial whiteboard video of yours was really eye-opening for me, loved it! I'd spent my 20's not getting into debt or anything, but just spending whatever I made. I was living in the south of France at the time but I was interested in property back in the UK, and your whiteboard video was one of a few that gave me the spark to start planning for it properly, and after working like an absolute psycho since the end of 2020 i'm now back in England, sitting on (nearly) my target of £50, 000 to buy property. And just waiting now for interest rates to affect prices a bit more before I dip my toe into it.

Hi Justin, 20 years old, funds ready to get a turnkey through my company, interest rates are making the margin look tough however, though I understand getting stuck into today is better then tomorrow, long term approach. What are you thoughts?

I’m looking to dip my toe into property myself with a budget of around £465k. Do you think I should buy properties outright or slice it up and put deposits down?

Just had a quick look
House price £150, 000
Interest only repayment @5.96%
25% deposit

£558pm mortgage
£30pm insurance
6% managing fees
£800-1000pm rent income

This gives you £164 - £352pm cashflow.

The risk reward factor is not looking great right now. If prices fall, that could be a really bad time for landlords. I will likely sell up once my 1% BTL's end

I signed up with a company that sources, refurbishes and puts tenants in properties. It guarantees rents for three years and any work that needs doing. Sounds stree free heaven and obviously you realise they taek their cut. Ive been offered a property in a place I happen to know very well in the NE - theyve made it sound amazing and are trying to sell it on to me at 90k - 25k over market value and in a crime ridden street with boarde d up houses. The marketing material specifically says they steer away from these place but I suspect the margin of buy and sale is too tempting and many of their overseas investors wont have a clue they are buying a former crack den. So, my question is, is there anyone you can trust in this field who takes all the hassle away without dumping a worthless house on you?
