Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

I moved last year from a large city to a much smaller one, ~2 million to 135, 000. My new hometown has 1 major mall that’s always busy, no empty stores, downtown storefronts all filled too. This size of a city is just right. It has everything you need without all the crap that comes with a major metropolitan area.

I work in the Silicon Valley, once the Pandemic hit it was clear as day that a cataclysmic change had happened and the first day I went back to work (I'm an electrician), while 90% of folks were still sheltering in place, I looked out at all the empty buildings and realized that an opportunity was there.

I think that these buildings (esp. the high rises) could be repurposed as apartment buildings. Some floors could be high-end penthouses, or at least the corners. It would cost a lot to bring in more electrical and plumbing in order to subdivide the floors into units, but I think it could solve, at least in Cali, the housing Crisis.

For me, this is great... Since commercial real estate is so cheap, I found a ridiculously nice 5 room suite w/ showers, kitchen, bathrooms, balconies on a 5th floor for my little business. I now live in it for $420/month incl. gas electricity and water. It's bigger than a house for a family of 4 lol. In addition, the rent/utilities/internet/phone bill is largely tax deductible!

Meanwhile, all my friends are paying $1200+/month for their shacks that they call apartments🤣🤣🤣

No wonder there's such a big push to have employees come back to the office when just a couple years ago all the articles were saying how great working from home is. Now all the articles are saying the opposite.

There are many asset classes within commercial real estate. Office, mixed use, industrial, retail, small bay warehouse, self storage, large warehouse etc. Office was overbuilt and is leading the vacancies nationwide by a large margin. Saying “commercial real estate” is crashing is a gross oversimplification.

He's right. I was just part of a corporate restructuring in Commercial Real Estate. There are no new deals. Origination is dead. I worked as an analyst and a lot of deals were bleeding money. Special Servicing (distressed loan) like OCN - Ocwen did well in 2008-2010. 16 bagger on their stock back then but it took 5 years for the shares to run up.

As a software developer, based on what I see in the online market, in 10 years Shopping Malls will be mostly used by us to go and maybe find a piece of clothing that you like and try it on. Then, if you want to buy it, search online and buy it cheaper. And working from home is here to stay.
