Thanks for sharing, I used to live in Miami. Left in 2000, it started to change for me just like you are mentioning in this video for Naples. So glad I left. I've visited on occasion and it is so built up, traffic is horrible and the people not too nice.

Southwest Florida is and has always been a beautiful place to live. Naples is the crown jewel. Over my last 45 years here, the changes are numerous. I made a great living from the growth, so I won't complain. With that said, the truth has become that the price of entry and carrying cost are no longer affordable for a higher percentage of people. I don't think it stops people from coming, I just think the people that are coming have to be relativley affluent. If I were to purchase my home today with 20 percent down at 6 percent the mortgage and carrying cost would be over 10k a month. Im not an economist but I think its fair to say that a lot of people can't or will not do that. Many of the people I know and worked with have left and are leaving. I've considered doing so myself, but everytime we leave and comeback I miss home, even with the crowds, the cost, and the development I am always glad to be here. Excellent points and presentation.

Thanks for a great video! I lived in Naples from 2013 and 2021 and I have heard that the traffic and over development has increased since we moved. Friends have told me they can no longer get out onto Immokalee Road/ Collier Blvd. given the traffic! We loved Naples when we first moved there- but as time went on we started to feel that we did not fit in anymore- we lived in a golf community and as time went on golfers made us feel unwelcome as we did not golf. One thing you did not mention which was a reason we moved was ever increasing HOA fees with the board wanting to make large special assessments and increases in the fees to cover things we did not necessarily want- more bars, a bigger restaurant, a larger gym "wellness center." When our community back in 2020 proposed a $15M project for more bars and amenities which we did not feel we would use we started looking to move as did all of our friends- one by one we all moved away! By the time the project was done it had a price tag of $19M which means ever increasing fees to cover the bill! We have heard the "vibe" has changed with younger folks who want to drink, dance and get drunk every night taking over- it was no longer what we enjoyed when we moved in so we moved away. Since we moved we have learned that a former board member of our community has quit the board in disgust over the lofty plans for more projects all of which add to fees. We have been told many people we knew when we lived there have moved as the fees are thru the roof! We love Estero and Bonita Springs. Many people who move to Naples think they are "hot stuff" because they live there- which they are not. Bonita and Estero do not have the great "status" appeal but lovely places. Good commentary. The infrastructure hasn’t kept up with the population growth in Naples. Traffic during peak season (January to April) is getting worse every year, especially on Collier Blvd. This won’t improve anytime soon.

We lived in off of Collier Blvd & Tamiami inNaples for 3 years & moved away after Hurricane Ian. We were fortunate to not have any damage & didn’t lose power. In 2022 we decided that we might not dodge the next bullet whether it was insurance or hurricane damage & moved out of FL. It was paradise but simply too much potential trouble down the road.

I moved to Naples in 1988. I bought a teardown in the city in 2002 and built a new house in 2015. You mentioned the City of Naples is overbuilt, yet the population of the City has essentially stayed the same in the past 30 years. It was 19.5k in 1990 and 19.1k in 2020. I agree that the traffic is tough in North Naples and the City is unaffordable to most. I honestly don't know how teachers and police officers afford to live here.

Cape Coral here. From Englewood Beach and Punta Gorda all the way down to south Naples, the living here has become exhausting from all these hurricanes, one after another. You had a good suggestion moving inland to avoid the surge threat. If it’s taking you an hour to get to the beach anyway, what’s the bid deal driving west to the beach instead of north/south? If you do buy a home inland, you still need to make sure heavy rains and freshwater flooding don’t get you. Anyway, even though Cape Coral has nearly 250, 000 residents, Naples is still a wonderful place to visit, especially around Christmas.

Sarasota has been invaded by people from the northeast coast. So not only is it overcrowded and expensive but the people that are moving here are rude and aggressive. It’s not even enjoyable anymore. And for some reason, people from Jersey and Philly and New York, like to brag about having bad attitudes. Must be a jersey thing or a Philly thing or New York thing or a masshole thing. It’s just not a southern thing.

I agree with everything you discussed. My family and I lived in Naples, Florida, for 21 years before moving to Pensacola/Milton six months ago. We couldn't handle the traffic and high cost of living any longer.

I started watching real estate there just before & during the Pandemic. Fell in love with one house in the Old Naples area, when in was 2.4 million, then watched it sell two times within years of it's first sale-- one for 4.3 and the next for 6.4!! People selling made a killing. What goes up this steeply though, generally comes down.
Naples has a long way to fall now in my opinion, especially with all of the negatives we see in FL now. Snowbirding is the way to go.

Ever since I've lived here (20+ years) traffic has always been a problem. The county planners are reactive rather than proactive with infrastructure. Or when they attempt to be proactive, they underestimate the growth and still end up failing. There is no self control with development here, it's full steam ahead always, so we are in a perpetual game of catch up.

My parents just visited and were shocked at how vacant the restaurants and area were for this time of year. Seems tourism is down as well.

There's a whole mess going on in Florida. I think hurricane hits around your area have probably hurt. Then there are the insurance problems and condo/HOA/CDD fees. And there is all the development, and the fact that Florida laws support development over the will of local communities. So all those niche areas areas of Florida have been overdeveloped, and effectively ruined. Furthermore, the traffic is now brutal in some of these communities because too much development without added roads. I live on Amelia Island, and what had been this nice little small town has been ruined within about 10 years.

You are 100% right!! Naples has been my dream town for a while. I obsessively researched and scouted the perfect place for us to move in Florida once we were ready to take the plunge, and Naples was really the only place that really checked all my boxes. However, it is so unapproachable now, and I can barely breathe from all the overbuilding. If we leave where we are now (basically the Naples of the North, without the congestion…yet), then it has to be a place where we have the amenities, and the lifestyle, but much quieter/calmer. I was steadfast on only Naples, but now I’m starting to be convinced that moving even 20-25 minutes out would be much better for our sanity. Naples isn’t out of the question by any means, but I am much more open now. Go, Barrett!

Great info Barret. The Mrs. and me have visited Florida and checked out maybe 100 model homes from Tampa to Estero. Even a few on the East coast. We have met with a few realtors and agents over the past 15 years and watched a million Youtube video's too. Question ? Can you comment or make a video about alternatives? As in part time snowbird considering renting of some sort.
