Hey Samuel, love your videos, my question is what is your view/general opinion on people who try to build or grow a property portfolio by purchasing on residential mortgages and using them for buy to let purposes without telling the lender? Do you think it hurts other investors or effect the property market?

Hey Samuel, I'm 17 years old and currently studying alevels which take up my time, however i want to become a deal sourcer. I have tried reaching out to deal sourcers already regarding co deal sourcing as I'm not compliant how ever when they ask me if i have training or sourced deals before i say no but when they realise this they tend to blank me. So would the best approach to a BRR be if I was to get a 50-60k house on a residential mortgage live in it for 4-6 months while working on a refurb, then refinance and then adjust the mortgage to a buy to let and get in some tenants?

Hi Samuel, I am having an absolute nightmare with title issues. I have recently bought 2 flats for 103k. I have won them on auction. The auctioneer and sellers solicitors are unable to tell me whether they are under 1 title or 2. I was under the impression they are separate before bidding. I have already paid £1200 for admin fees as well as paid £3000 which will come off of the purchase price. I won the pair of flats on the 31st of August

my bank agreed (after checks) to give me additional borrowing to do some refurbishments on mu flat but said I have to get the work done prior to them giving me the money... Samuel do you know why they would say such a thing? I was gonna split the money to do some of the refurb on my property and the other half towards a buy to let (up north). this would have been a small dip in the rise of my property recent valuation

Firstly wanted to say thank you for answering my previous question, defo gonna take your advice! Just a follow up question, can I do whatever I want with money received from refinancing? What I mean is, I’m currently a higher rate tax payer so I want to set up a new Ltd company, loan the money I get from the lender to that company and make future purchases via the company. The only way I know from knowledge, is you can rent on a residential mortgage but only through the armed forces covenant and asking for permission. Usually through an admin order because you've moved with the idea you'd move back there at some point.
