I remember doing a top to bottom refurbishment and did all the work myself.
6 months later the tenant had gutted everything. £15K
Nothing was salvaged.
No rent after the first month. Piles of rubbish. Then a new refurbishment new kitchen, bathroom, internal doors and frames, carpets, plastering, paint. Plug sockets light switches. Another 15K out of pocket.
Now I vet the tenants extremely strictly.
It was a very expensive lesson.

Been a landlord for two years now, let as freshly renovated house, first tenants kind of looked after it, but second, was subletting and neglected the place, as soon as they got a notice, didn’t pay the rent and place had to be put back how it was costing thousands, most annoying thing was that it was let through agency and some howe person had cleared all the checks 😳, so now I will be having 6 months term rather than yearly to get bit more control and will be asking for better checks by estate agents.

Wow. This reminds me of 2004-2006 in Bradford. 70 miles from home and bought 4 houses without having visited the city. Went through some of the worst times of my life including being robbed and ripped off.
Out the other side and quit my day job in 2006. Still got those houses but they still make me shudder to visit.
They’ve not enjoyed worthwhile capital growth since 2006 so it’s long overdue.
