People will have to accept reality that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Sure I'm not alone in my chain of thoughts, I look towards the stock market to fuel my FIRE goal at this point.

I know you have released this advice a couple of other times but just wanted to say thank you for some of the things that you said, I was able to get a house in October after freezing my credit for about 8 months, paying down some debt and putting $20, 000 in the savings. It's really not that difficult when you lay out the process!
