I'm a very concentrated investor but sometimes there is value in adding a small new position. It isn't for diversification. Focusing on something new provides a productive distraction from overthinking what you already own. It allows you and your portfolio to breathe a little bit

This is the absolute worst advice. Do NOT sell your investments at such a huge loss right now. And do NOT buy a house at the peak. Dave keeps saying home prices will continue to increase when interest rates are skyrocketing which makes zero sense. Sure, there is limited supply of housing in the US but there is going to be even less demand when mortgages are doubling from these rate hikes. Who would buy at inflated prices AND top interest rates? Anyone who says otherwise is hoping their home prices rise or are real estate agents who are getting desperate 😂

I'm 57. I reached adulthood in the 80s, married and started a family young. It was absolutely impossible for us to buy a house at 12+% interest. So we rented and had another baby in the meantime. We bemoaned the situation for sure.
Eventually we got a MSHDA home loan for 8.65% and bought a 1000 sq ft house. I still miss that little house.
All the young people now complaining about housing prices and interest rates. Be chill. We had to wait several years too.
Housing was Always 'out of reach' during my young and middle-age lifetime. With great sacrifice- we found a way. Emphasis on sacrifice.

Buy the apartment to Rent. Start earning passive income.
Build portfolio of Stocks and Real Estate.
Reinvest the dividends and rents.
Never sell.

Lots of people have been and will be crushed by moving money into various assets without understanding the risks. It’s not an awful thing to rent your home and preserve your down payment to make a wise investment. Im wouldn’t classify a primary residence as an investment.

watch out for shady sellers. My neighbors sold their home way over what it was worth based on all lies! The buyer took money out of his stock to make a cash purchase as an investment property. Now he has discovered he will NEVER get back what he paid for it! He panicked, he lost tons of money!
