Agree completely w/your analysis, Jussi. O has simply grown too big & EPRT is better positioned for fast growth, but WP Carrey is still my favorite net lease REIT.

I am long both, O and EPRT. EPRT has done much better for me since my purchase (I bought both at about the same time). I've been very disappointed in O. Only keeping it because I don't want to capitalize my paper losses and their dividend is very reliable. Kinda' regret buying it. Definitely keeping EPRT.

At current price, EPRT looks fairly valued with no margin of safety. I initiated a small position at $18.70 last year and it immediately bounced back to $21. I wonder if there will be a buyable price any time soon...

I have MPW in my portfolio and thought that I got a "good deal" and it would just take time until the dust settles and one could see MPW's "real value". The management's disclosure of how they "treat" Steward (hirimg collecters/getting legal advice on that issue, write off some of the outstanding rents and GIVE ANOTHER LOAN TO STEWARD!) started to puzzle me and made me rethink my (rather sizeable) investment. What is your current take on MPW? Do you see a turnaround in the foreseeable future? Would you stay invested or would you drop the stock? Thanks

Hey Jussi! In the past you mentioned that that NNN and ADC as better alternatives to O. How would you compare EPRT to NNN and ADC?

I hate budgeting over 3 months. I like monthly budgeting. So if it crushes realtys financial health, but only pays every 3 months, realty still wins but if it also pays monthly, then it officially crushes realty, and Id be willing to throw more money at it.

EPRT is I have been watched for a year. For now I can understand why it is better than O for now. I am a dividend investor in Korea. I always thanks to your survey and investment idea. I think your ideas also would be great to share some of my Korean friends. Cause some of my friends want to study and find low risk and middle return properties with usd. Cause Korea's capital market has not matured like US. And also Korea money is weaker than USD too. So, for some Korean, your service must be so impressive I think!

Not enough of a track record for EPRT to get a big investment from me - will put a small amount in but topped up, on Reality near lows and am happy to hold long term

Hi Jussi. You are certainly my preferred channel to learn about REITs! GOOD JOB MAN! I have a question, I hope you'll reply: I realize EPRT is growing faster. Considering there is an opportunity with REITs right now in general, because rates are more likely to lower than go higher - I get that. My question is: Is it correct to say that Realty Income is more stable and may suffer less in a down turn? In other words: If REITs will continue to stay down, perhaps rates will somehow go higher, in that case, do you feel that Realty Income (because it is much larger and diversified) will be more stable and likely will go down less than EPRT? I'm just curious.
