Our inspector screwed up so bad and we were so young and didn’t know any better. The people that we bought the house from literally painted the leaks or the leak spots on the inside of the house so we were not aware of the leaks on the roof. The roof was in such bad shape and the inspector actually got up there and took a look and passed it! The AC was probably about 25 years old and we didn’t know any better and the inspector passed it! Literally within the first week of turning on the AC which was about three months after we purchased the property the AC broke! Now that we’ve been in this home since 1995 we are getting ready to buy our second dream home and we know 100% what to look out for. But if you’re young and you’re reading this get someone older to help you I can guide you a parent, or older sibling or a family member that has purchased a home already. We had nobody and it cost us thousands of dollars and that inspector should’ve been held liable. Listen to this man that is speaking he has a lot of good information I wish YouTube was around when we purchasedOur first home. PS grammar I’m speaking into the iPad and it’s typing for me. Lol

Prequalified Ltr & pre-approval Ltr are different. Preapproval ltr means you submited paperwork to varify your assets and where you’re getting you’re down payment money from, and yes a pre approval is not a guarantee, because weeks go by before closing and more financial verification is needed literally a week before closing date, it is stressful. I was pre approved but I didn’t get the green light for closing till 3 days before my closing date! It’s that stressful!

After months of searching and losing out to cash buyers, we finally got our offer for our dream (first) house accepted on Friday! We had the inspection and everything went great. We cannot thank you enough for these videos and your help and advice! To everyone who is still searching and trying to navigate this crazy sellers market, stay patient and don't settle. When we found our house, we were so thankful none of the other houses we previously bid on worked out!

Two Q's: Can you get a credit for something that comes up during inspection that might need repair? Rather than the seller fixing it as cheap as possible, just instead saying, hey how about knock off $1k, or whatever the cost would be to fix it? Also, does the buyer have the right to choose the inspector of their choice? Okay, last question, can other types of inspections be done during the due diigence process, i.e. full pest inspection, like for termites, etc?

I’m about to close on my house like in two days more or less. I’m really excited Javier. Im glad I found you in the process. Your videos helped me a lot. I feel like it’s an accomplishment to get my first house and mostly during this times where it was more competitive than usual. After getting many offers rejected and being outbid and one house lost because of house inspection and appraisal contingencies like in this video. I felt like having a good down payment and closing costs wasn’t enough and I was about to quit looking and wait. Thankfully the last house I was gonna put an offer was accepted and I can’t wait to close I’m like “ya wey” lets close! No more pain.

The craziest thing that happened to us was on the day we went to do the home inspection the house didn’t have any water because someone toke all the copper pipes so we had to back out with 5 days before closing

This is a really great video! My husband and I were looking for a house this summer in the DFW and walked away from two houses because of one and two. The house not appraising was definitely the most devastating because it came in under 30k from what we offered. After reviewing the appraiser documents my husband and I agreed their reasoning for appraising it less was a fair assessment. The sellers agent started acting really weird and told us to go with a new lender and that he had a guy that would definitely appraise the house higher. The two main factors for the appraisal was the exterior of the house was vinyl and the houses in the neighborhood in general were selling for much less than the house we wanted. The agent’s suggestion seemed very sketchy since there is nothing you could do to change those two factors so we walked away. It was devastating but I think we felt empowered to say no at that point. We’ve decided to wait on buying a house till next year.

We’re getting messed with by the underwriter now. Needless to say, it’s bogus. Past our close date, we’re supposed to be out of our rental today, probably won’t close Friday which will put us on closing Monday hopefully but my wife, kids & I will be living out of our U-Haul in a parking lot over the weekend. Why the hell do they start undwriting 3 days out from close? Our credit isn’t even bad, it’s just some “gate keeper” paper pusher in NY knowingly toying with our lives. WTF
