When selling your home in California, you can terminate the tenancy in 30 days:
1. Landlord has entered into a contract to sell the house to a natural person (not company, LLC, corp).
2. The buyer intends to reside in the house for at least ONE YEAR following the termination of the tenancy.
3. Landlord has established an escrow with an escrow company licensed by the department of corporations, department of insurance or a licensed real estate broker.
4. Escrow was opened 120 or fewer days before the delivery of this notice of termination of tenancy.
5. Title to the house is separately alienable from any other dwelling unit (ie. it is a single family unit or condo)
6. Tenant has not previously been given notice of termination of tenancy
