Hi Nicola, why does no one ever mention that you need to check that your solicitor is on the lender's panel before instructing? Everywhere says - as soon as offer accepted, instruct a solicitor by reading reviews/getting quotes/recommendations from friends/family...no one mentioned this to me and now I'm in a position where my chosen lender may not have my chosen solicitor on their panel.

Great video Nicola! First time buyer here, lets say you get an AIP approved for £325k, and the house is worth £350k, but you want to offer less than its valuation. Should you still show the seller/estate agent your AIP for a higher mortgage amount? Or is there risk the seller will see this as an opportunity to increase the price? Hope this makes sense, Thanks in advance!
