Today Architectural Digest brings you high above the streets of Manhattan to the 96th floor penthouse of 432 Park Avenue, the most expensive unit in the third-tallest residential building on the planet. On the market for $169 million, the two-dozen 10x10 windows encasing Penthouse 96 allow for an unparalleled view of New York City, one where you improbably look down upon the city's iconic skyscrapers from above. The entirety of Central Park can serve as a background for dinner and drinks, before guests retire to one of the luxuriously appointed bedrooms.

I honestly applaud Ryan for trying to sell an apartment with 70s orange everywhere, doctor's office waiting room furniture and a pee yellow massive rug so flawlessly. That's what I call being a professional. 👏🏼👏🏼👏🏼

Imagine paying 170 million for an apartment and having to share the pool with the rest of the building. I think you should have a private pool for that amount of money.

He is a great seller. I would never have that confidence in describing the beautiful sunset, with that fog behind me.

After seeing this, I don’t know if I have ever been so happy to live in my little cottage with my flower garden and the river and canal right nearby.

I hate the interior design. Not only the colors are ugly but everything looks so unfinished and cheap. All that for 169M?

I cannot understand how such disastrous decorating can be allowed in something so expensive. There are NO WORDS to describe how heinous it is. Nice views.

Ryan did a great job selling an awfully decorated apartment.

Congratulations Ryan! You really deserve at least 5% commission on it, because selling this apartment decorated with just brands and no taste, for this price to someone is a very hard task!

My god... imagine paying $169m and waking on this orange early 00's nightmare.

I can buy 10 amazing homes across the world with that money and still have enough not to work a single day in my entire life, that price tag is nuts.

For that amount of money I would definitely be living in multiple houses in Spain or Italy or anywhere in Europe with absolutely beautiful views not smog and a park

“This breakfast bar and kitchen is KILLER.”
*Proceeds to show the plainest looking bar and kitchen ever.*

“Imagine waking up in the morning having a cup of coffee before you go to work…”
You live in a $169 Million penthouse and you still have to go to work.
That’s so sad.

We're really just going to pretend that this penthouse isn't hideous.

Whoever staged this apartment needs to be fired immediately

This shows that just by putting some expensive stuff together you can’t make a space look beautiful…. A good design takes real talent to put together.

Should I assume the interiors decorator career's over?

Thank you! This is a rare feeling that I have: being happy not to afford this.

I absolutely love the views of the smog of New York City and loved how he opened up the vents to let that smog in. Breathing in cancer for $169 million is well worth the price.

I actually cackled when he said “full views to the north” and it showed a smoggy, dystopian nightmare loool. This apartment is decorated atrociously. Good luck to this guy trying to sell it!
