Landlords: Tenant Left Things Behind, what can I do?

It is going to happen, it is bound to happen, that if you lease property...your former tenant has left some personal items behind when they decided to move out.

I get these questions all the time from my landlord clients. What can I do with the stuff they left behind? Do I have to put all of this in storage? Can I charge for the cost of putting these things in storage for the tenant? How long do I have to keep these things?

Today's video explains that depending on how your tenant "left" the property, determines what you have to do about the personal items they left behind.

In Palm Beach County, Florida, I'm trying to selling my property before my Section8 tenant's lease ends on 1/31/2023 but to no avail because my Section8 tenant is telling all the potential buyers lies about the property to scare them away and buy herself more time. I highly doubt that she'll be able to restore my property back to it's original form and have all of her hoardered stuff gone by the end of the lease (1/31/23). So if she doesn't have all of her stuff gone AND my property restored to its original form by the end of the lease, can't I keep her deposit and immediately discard of her stuff? Because didn't she breach the contract?
