Um, what I love about it, honestly, is when I have a buyer, for example, um, I come to you and we kind of have our minds together on, okay, how do we stretch the limits and push the envelope on this client's offer to win?
If we're in multiple bid situations, especially like our last client, um, they didn't realize that the valuation might be higher. We were able to actually throw in 17 grand of seller paid contributions to buy their rate down. And so the house worked for them, they got the payment they wanted.
But having, um, kind of like the knowledge that I gather from the sellers and the agent on the situation there, and then you knowing their financial piece of it and molding that together, it just becomes this, like, really strategic and sophisticated, um, approach that I've never seen anywhere else.
That's the most powerful piece of it, I believe.
