Kris, what are the differences between investing in real estate as a LLC vs S-Corp? I'm asking because my wife and I have a S-Corp already for taxes purposes and started to invest in real estate (bought our second property - duplex - last year) and we're discussing if we should buy the third one using the S-Corp or if we should just open an LLC as well.

Depends on where you are in life, but I think if you buy just a handful of rentals, but instead of over leveraging them, work on paying them off. The wealth comes when you have 0 mortgages. This is what I did, and I am down to only 1 mortgage on my second home. Income is over 8k a month. Long time coming but worth it!

Some great reasons listed here, and I like that you mentioned cheating. It is amazing how fast that can tank progress...yet it gets overlooked as a threat! child-support is a HUGE expense financially, and mentally!

It is hard in Canada to buy multiple houses because when you go to sell them you get hit with taxes hard unless you make it your primary residence for 1 year. PLEASE HELP!
