I have been an insurance agent for 38 years. Mike, you are correct, I have seen a change in the way hail claims are handled. Also, I never receive a complaint on a roof claim UNLESS the roof is 20 years old or older. In years past when a hail storm hit a neighborhood and homes with newer roofs showed damage, the insurance company would also replace the roofs on homes with roofs over 20 years old even though the condition of the roof did not have obvious signs of hail damage because of the granular loss due to the age of the roof. I bet if you were to do a survey, you would find insurance companies replaced more roofs on homes over 20 years old than homeowners did. This is what frustrates me. A roof is just like a furnace or an air conditioner. The insurance company does not owe you a new roof when your roof is in need of replacement due to age. The first question that should be asked when filing a claim for "storm damage", ask "HOW OLD IS YOUR ROOF."
The insurance company is not your enemy. The insurance company works hard to keep homeowners' insurance rates affordable. The real problemis NOT THE INSURANCE COMPANY. It is the homeowner who tries to use their homeowners insurance policy to cover maintenance costs. And that's the truth.
