Good or Bad Idea?

One of the ways people suggest to get cheaper land is to buy land with a group of people. Is this a good idea or a terrible one? We seek to find out.

Great information. As a real estate agent in Utah, I can attest to this advice. Be careful when you are buying real estate. Make sure you do due diligence before buying anything and use real estate professionals so you do not end up in a pickle later on.

On a positive note: A few hours west of me, 50 people (a few families) have built an incredible self-sustaining Christian coop farm with meat, dairy, veggies/fruits, honey and they even have a dentist and a doctor!

Keep in mind that absent holding the original land patent grant, no one owns the land in question. A mortgage (death pledge to those who don't know French) makes the signatories renters. Owners don't pay taxes on their property.

What would you prefer. Doing this or living in a one bedroom apartment? You’re living around a bunch of people, sharing the laundry room smelling everyone meals blended together in the hallway.its a nightmare as well. Some people these are the two options

Great video! I am a country living Realtor in TN, another thing to keep in mind is you drill a well and have bad water or no water. You still have to pay for the drilling. Some wells dry out or don’t have enough water here. Say hi to Fadia! I will be at AdAgrA next week, haven’t seen her in years.

What if the government decides they "need" your land and invoke immanent domain? How will the government treat the owners? As individuals, or a group? Will they pay you what you paid?

I like this. This isn’t saying so much that it’s a bad idea, just make sure safeguards are in place and you’ve thought it through before doing it. Think of how much you love and trust your family, usually more than anyone else. Now think of how much you argue and fight with them 😂. and that’s with people you live and trust. Yeah, make sure things are set in stone legally before you go in together with anyone.

Consider that what you want in terms of pricacy, house type, lifestyle may not suit others, including family. You can end up in a mini HOA when thats what you're trying to avoid.

Also consider how people will get electricity onto their property. I onced considered a piece of land but later found out that the neighbor refused to allow electric lines overhead or underground (which is super expensive). Even if people allow each other to permit electricity to run through their land, it can be very costly for whomever is furthest away from the road. Something else to consider. All in all, I would not suggest anyone get into these sort of deals - too many things can go wrong. Blessings!
