Yay your house is gorgeous and I'm so excited for you. You can get cat scratch protector spray or tape. Use that and sprinkle catnip on the scratchers. It'll shift their attention. My boys love the cheap flat cardboard ones on the floor.
The room in the attic would be a great for a fake wall with faux brick over the door for a "portal" 😉 to the afterlife
