HOA is important. You can buy a nice 1BR in Midtown for less than $500k but the HOA would be greater than the mortgage installment.

I'll never complain about my mortgage again. Those spaces are so cramped and expensive. I honestly don't know how New Yorkers do it..kudos for just paying the bills.

I am from New York City. I have the money to live there, but lifestyle is critically important to me. I have 25 acres on a mountain top with an 80 mile view, deer in my yard daily and occasional bear shows up along with raccoons and a fox family. It’s beautiful.
Everything I need is in a small city less than 20 minutes away on a beautiful mountain road. No traffic. No sirens. No neighbors. No crime. No concrete. I did all of this for less than $250, 000 and zero maintenance fee. Taxes are 2, 200 a year.

Love the red brick wall ! Why are maintenance fees so high ? It's not like the plumbing breaks down every month ...

The first apartment has the most potential but the monthly fees are astronomical. I would use what is described as the ‘master’ as the sitting room. It is a nice spacious room with windows on both sides. The kitchen could be knocked into the next room and make it a dining/ kitchen space with glass doors maybe Crittal doors to the hall as there is no window in the space. The awkward area off the first bedroom could be used as a bathroom or an en suite. The bathroom could become a study. The tiny bathroom could be kept as a guest bathroom. The apartment is liveable as is so you could take your time renovating it except for the shower issue. It all depends of course exactly where it is and what renovations the old building lends itself to. But that monthly payment 😱. The first studio seems to have great light which would appeal to me. I do not like the second studio - I do not like brick walls - always make me free cold. it did have a high ceiling but the small windows being the only light😅 - too dark!

“Good bones” is realtor-speak for “needs gutting.” “Blank slate” is the same, possibly to a lesser degree. Nothing wrong with either, so long as a buyer understands the expense and time frame and mess involved.

But what are the square footages of each one? Having to pay HOA or extra monthly fees on top of a mortgage is ridiculous anywhere, but especially in NYC/Manhattan. That last one could have a loft built in bc of the high ceilings which would remove the bed to the "upstairs" and add sf.

first one is the best option. and you can rent one of the bedrooms

Nice tours. Especially the last apartment. Keep it up, but…Find the words for bathrooms…it gets old saying you don’t know what to say over and over. Describe if it has a tub/shower combo or just a shower. Does it have a window, what kind of tile, from what era? What’s the flooring made of? Is the bathroom updated or does it need a complete renovation?

We have a nice, big condo in a big city (not NY) and our maintenance fees exceed $600 a month, which of course I think is high. I will never complain again.

That first unit with the $5000/mo HOA must be in a building with many services such as doorman, 24hr concierge, maybe valet parking and some light housekeeping included.

Your Commentary is so descriptive and hilarious I really enjoyed this walk through it was almost like you were there with me walking me through the unit. I've always been interested on locations in Roosevelt Island.
