I couldn't agree more with the realtor not being in your side with investments. I learned that 6 years ago. I could of had 6 rentals that he down played negatively. He instead convinced me to buy a 3, 000sqft home on 3 acres that drained my bank account. This realtor a few later is now a builder in addition to being a broker. At one point he asked me how I rented my homes so fast and for how much. Jeez, lesson learned as I was a rookie back then before I found the 3 amigos

Had a conversation with a buddy of mine the other day similar to this. Thought I was crazy spending 70k cash all in on a house. Then once renovated I will pull the money out and finance it. Pretty much showed him how I’ll have a house worth 140k in my control and will have all my money back and he was amazed

8-10 years to recoup and double my original downpayment is probably better than 10% CoC ROI. At ten years, that'd be 10% ROI)... unless capex, closing costs weren't applied or some unforeseen occurrence. BTW, you can always wear swim shorts to these slides (or.... maybe we might not want to see that in action?!? Haha. nevermind.)

Hey dion so I currently house hack and plan to move into another house hack and convert this into a rental, then rinse and repeat. Question is do I continue to get low down payment owner occupied loans to do so ?, this will increase my cash on cash return but also will lower my viaduct flow per month also while putting me into a more risky potentially over leveraged position. But then also allows me to speed up the process of saving required capital to get the next property. Just not sure which route is more advantageous .
Also if house hacking the first year of ownership, how would you calculate that first year into the rental return formula? Because I do pay a small percentage of the mortgage at the moment.
