I think that sill plate foam is also so that the concrete (which tends to absorb moisture) doesn't transmit moisture to the wood, thereby helping to reduce potential rot.

@mattrospecs I'd have to strongly disagree with you. For starters, concrete is not acidic, it's alkaline. Secondly, If the concrete and treated plate stay dry - as they should - there is no water present to aid in the growth of fungi. Finally, treated lumber contains chemicals that prevent rot.

If home is already build would you recommend spray foam or caulk on the inside for a good air seal between the foundation wall and sill plate. What about between sill plates if there are two boards?

That's the trouble with building lexicon. Some terms are interchangeable. I would say, and others would disagree, that a sole and sill plate are the same thing. In my world of building, a bottom plate was one that was on an exterior or interior wall. A sill plate rests on a foundation and typically has joists on top of it. Ask your question to ten carpenters and you'll probably end up with five different answers! Great question BTW. Hope you subscribed.

Thanks Tim, how would you attach a Modular Home to the sill plates? We live in the northeast, not prone to hurricane winds, Wind Zone 1. Normally we use metal strapping but unable to find a definitive answer on spacing between the straps and type of metal straps that is appropriate. Would you be able to point me in the right direction to get this information. The building department in my town is not helpful. Thanks in advance.

Why not add the needed masonry material to make it level???? Skim coat with cement stucco, pea-gravel concrete, etc.

Hey there, are you saying that as long as the sill plate is treated lumber, you should be ok? I noticed that my sill plate on a my new home addition is not covered with a vapor barrier, just the vinyl siding (the rest of the wall is covered with housewrap/vapor barrier). Any advice appreciated, thanks.

Is sill-plate gasket also suitable for use under exterior door sills?

My porch is concrete and my door sill is wood.

I wish our builders out here that build in colder climates would use this product. Maybe some do. I have not seen it being used. Thanks for the info!

If a foundation was built for a modular home, and does not meet the foundation plans, ( a portion of perimeter wall was replaced with concrete piers) would that mess with the still plate?

That would be ideal. I am just the homeowner and the shims have already been done at each bolt - some up to 3.5' apart. I pointed it out and they said "that is normal practice". Still concerned. I hope the inspector looks at it properly. Thank you for the reply.

My sill plate is rotted out and has a soil like consistency from water dripping off the siding over many years. The rotted portion is about 15 feet long. I don't want to use wood hardener and epoxy to repair it since you can see daylight through the holes when you're in the basement. Does the wood have to be replaced to do it right? The problem was exacerbated when the previous owner built a deck that overlapped the area and even more water contacted the wood.

What is the correct way to move a misplaced water line in a slab shared by multiple townhouse? We purchased the interior townhouses (3 total units) on a particular slab. The builder accidentally placed both our water line and our neighbor's water line under our slab.
