What's the better strategy for utilizing an appreciated property: selling or refinancing?

-----------------
Options for Upgrading an Appreciated Rental Property
An appreciated rental property is a good problem to have! Some options include selling, refinancing, or tapping into that equity with a HELOC. If I were in this position, I’d look into pursuing a 1031 exchange so that I could accumulate more rental properties with higher cash flow. We have a great 1031 exchange program that could be right for you. I’d suggest booking a free call with my team so they can point you in the right direction.

You're in an area that appreciates well. Keep them, keep getting the appreciation, and pull out a HELOC and buy some properties that cash flow well.

Morris, you probably know how I think about this. I'd re-fi and buy some more real estate. USE Other Peoples' Money! Get more cash flow! If/when I sell, 1031 Exchange is the only way to go. Texas remains the most landlord friendly state in the USA, as far as I know.
