I’m a landlord in Tokyo. I bought a building recently. There are 5 tenants, 4 of them are doing shops, restaurant and office. The rent is relatively low coz it’s been the same price for the past 10-15 years. I didn’t and not planning to raise the rent until they move out one day. I see their difficulties and effort, as long as they pay me correctly, I support their business, I support their life, as a landlord. That’s the little thing I can do in their life.

My landlord has the same philosophy. When I moved in he was worried when I said that I may be there only a year or two…10 years later I’m still here and still taking care of his property. I appreciate him and him me.

We rented a house in an LA suburb for 14 years. Landlord raised the rent just $200 over that period of time. We were great tenants by taking care of the yard (actually re-landscaped it for him because he said I can do whatever I wanted). The house was even chosen for the city's beautiful home award one year because of the work we did. He was a great landlord and even lived on the same street. He took care of us, and we returned the favor.

I swear, Kevin is so focused on the quickest and nearest buck that the idea of investing in a really great business relationship for the long term baffles him. And it's wild, because he's really not out any money. You raise the rent substantially on six different tenants? You end up starting from scratch with an unknown entity who might bring you more trouble... but if you treat one family, y'all have each other's back for yeeears. Love this.

My dad used to be a landlord for a few houses he refinished. When he had good tenants he also wouldn’t raise the rent, he’d also give them December off of paying so they had extra money for the holidays. Truly, he helped so many homeowners.❤ I’m really grateful that I learned how to be kind from him.

This is a strategy that I used for 20 years as a landlord. The beauty is that some tenants keep looking to move, but won't when they compare their rent to other places.

I had a landlord who owned multiple units. One day I called my landlord about something minor that needed fixing and she came in less than 30 min to assess it, when it was time to renew rent she said she would keep it the same based on the time she came to my house and saw how clean and tidy I had it. Some people would rather have a good tenant that can care for the property than more money and bigger headaches

Ive dealt with tenants for decades. He is spot on, some renters are pure gold and are worth a lower rent that gets paid on time with no hassle than trying to get an extra $100 a month from someone who skips out and leaves you with a net loss.

My landlady told me the same thing! Never raised my rent, in 9 years. Said if she had a good tenant, she’d rather keep them at the same rent! It was a gorgeous, 2-story Chicago loft.

Had a landlord like this. Was very happy to install floors myself and paint. Enjoyed gardening and keeping the property clean and safe.

I’ll always remember my mom’s landlord when I was growing up we lived in that place from k-10th grade at $475 a month and she never worried about things not getting fixed. The two major things I remember was a leak in the roof and water heater going out and they were fixed asap. Mr.Chu I’ll always be great full to you sir 🙏🏿 😇

THIS is exactly why you are blessed and will continue to be with time! I promise to be this kind-hearted to my tenants, if I were to become a landlord...only if they're genuinely persons of integrity and don't try to take advantage of my kindness.
