My 2 Takeaways from the IAMC Fall Conference

I'm filming today from Boise, Idaho where I'm attending the IAMC Fall Conference. For those that don't know about IAMC, it's the Industrial Asset Management Council. It's a leading organization of real estate professionals focused on the industrial real estate sector specifically. It’s a great organization, check it out if you haven't already.
Yesterday we were in a lot of breakout rooms with keynote speaker discussions and there were two hot topics that really stuck out to me:
1. Labor
Labor is a huge issue across all industries, specifically industrial businesses: where do you find the labor, how much do you pay the labor and what level of skill is available and where do you locate it? This is nothing new, this has been an issue amongst businesses and my clients for years now, but it seems like it's only getting more challenging it's a huge driver of real estate decision making.
The other topic that was really interesting and along the same lines is:
2. Infrastructure and Utilities
Everyone wants to go green and reduce carbon footprints. A lot of companies have goals set for achieving net carbon zero by 2030 or 2040, but how do you actually do that? And more importantly, when you're making real estate decisions, how do you factor that into that decision? What's available? What building components are there to help you be more green? If you're looking into green trucks for example, how do you actually make that a reality and how do you charge those trucks? Do the buildings in your occupancy real estate provide the ability to charge said trucks? What kind of impact do those trucks have on the roads and the infrastructure around the new construction building? It’s a huge topic. It's where do we get this energy, where do we get the power, the water, and how do we make it work.
It’s been really interesting and so I'd be curious to hear anyone else's thoughts on what they're running into on specific projects on their end. And as always, thanks for watching! Looking forward to catching up!
