Can a Landlord Evict a Tenant to Sell the Property? Who is asking anyways? Kidding, but I do need to disclose my side is that of a landlord. I am Michael Slane and I have purchased and flipped hundreds of rentals. Landlords can evict in certain circumstances but not in others. A good lease is important for both parties involved. Thanks for the BEST video I've found on this so far! : ) Do you know if a tenant is required to sign a NEW lease with the new landlord after sale of the property, or can they continue on the old month-to-month contract if they pay on time?

Tenant is in a lease through October of 2025.
Can owner give a 90 day notice September 2024? Tenants have not violated the lease in any way.
Property is in Oregon and is currently listed for sale.

My Landlord send me an eviction notice so she could sell the property! I filed an answer to a five day notice, court cost to file was $450.00 & Sheriff’s Service $40.09 Total $490.00 next day after filing answer her Realitor said property was sold & new landlord wants me to stay and pay regular rent as before. Can I Sue past landlord for my court costs I spent?

Hi @The Michael Slane I have a unique situation. I just learned yesterday that our owner is suddenly deciding to sell.
We've been been good tenants for nearly 5 years and always paid on time.
When we first moved in we had a 12 month lease agreement ( or maybe it was a 6 month lease I forget which ), after that written lease was up we continued to live here

on a month to month by word ONLY as part of the agreement to stay. ( Sorry for the shout. I meant that to actually be in bold words lower case. )

Now the owner from what I understand maybe willing to give us some time to move. Maybe up to 12 months if the new purchaser agrees to these terms.

What are our options as tenants in this regard since its by word here and not by written agreement?

We have a new owner who is known to strong-arm tenants. They want to cancel the TV service an August 1st as a transparent attempt to force out tenants. The rental agreement with the old owner included Internet and TV service. We hold that since the new owner is respecting the old agreements, they also cannot cancel the TV service. Are we correct?

We just found out that the house we are renting is not listed as a rental property. What can we do as tenants?

Hi please I have a question
My friend has been asked by her landlord to either buy the property they are living in or look for house another place because according to the landlord, he wants to sell the property. When my friend moved into this particular property, the property was in a total mess. The landlord said that he doesn’t have money to paint, change the carpet or do anything at all in the property, that they will do it themselves if they want. My friend painted the property and changed the carpets and rugs and now that the house is in order, the agent came and took pictures of the house and said that the landlord wants to sell the property. Now they want them to live the property after spending all the money. They are still paying for the carpet and rugs that they put in that property and the landlord wants them to live. Please what do you advise the tenant to do, they are really stranded now

Month to month gives the landlord the right to evict you out?
Like they won't give you some kind of warning first?
To having that go on your record bars you from finding another place to live most of the time.

I’ve been renting 10 yrs and the owner now wants to sell. I haven’t had a lease in 9 yrs. I paid my rent for the current month and a few days later they filed eviction. I said I needed 30 days and they said they were not waiting!!! My so called letter never was received by me in an open mailbox that the owner still had mail coming to the property would check and pick up the mail. The letter was supposedly in February and here it is now April with 3 cashed checks. Do I have any rights to stay within those 30 days?

So what if the landlord sell the house and the lease is over, who is responsible to get the tenants out the home the old landlord, new land lord ?

The lease expired...tenants been there 5 years, good tenants, always paying rent on time, not breaking any rules. Owner wants to sell. Now what? Can the tenants get evicted just to sell the property?
