In this video Hector goes over how he uses the MLS to maximize profit in his business. There are certain filters and keywords that he uses in order to be efficient with the platform as you do NOT want every house posted to be sent to you.
The first obstacle people think of is not having access to the MLS but in reality you just need to get a little creative. For one, you can go get your license to get access but it is not needed. If you wanted a loophole, you can just get access from a realtor you trust. You shouldn't just ask a realtor for access, you should provide some kind of value in return.
Hector has partnered with realtors on deals to get access to the MLS or agrees to use them for buying/selling the home that he locks up through them. You can pay them a flat fee per house or pay them a fee monthly to use it. The possibilities are endless to get access.
Once you have access to the MLS, you're going to want to filter for keywords such as "fixer upper", "sold as is", or "investment property". Another thing you want to add is a zip code to the filter. You dont want every house on the MLS sent to you. You want to target the zip codes you are looking to buy in.
