People buy farmland for many reasons like crops cultivation, livestock, pastureland, homesteading, timber production etc. However, it can also serve as a great investment in the long-run, as most farmlands usually appreciates over time. The United states is home to almost 894 million acres of farmland, out of which roughly 27% is arable, while the rest of it can be utilized for ranching and other farming motives. Prices of land in all of its states varies a lot, with some states in the Northeast going as high as $20,000 per acre. While, prices of land in the west and Southeast are much cheaper. So in this video we have ranked the Cheapest States to buy farmland in America. All of these states are ranked according to there median price per acre, which is accumulated by the recent report done by the United States Department of Agriculture.

Land is everywhere, but water is not. Irrigation is very expensive to install with no water ways.

Grandfather in law bought lots of farm acres in Iowa in the 70s and 80s at $200-400/acre. Similar acres adjacent to his property are selling for $8k-11K/acre for tillable land.

Water, Water, Water... Land without water is worth nothing. Rain patterns are changing dramatically. Getting water rights is hard for irrigation... look at all the dead orchard fields in California. Those people paid alot more for their land than anything in this video. The water authorities cut off their water and they lost everything. Plan, Plan and Plan more

who cares how cheap the farmland is if you dont have enough water to do anything with it. Here in texas the land is cheap, but you need 10 acres to feed a single cow.

Great video. A helpful addition to this if you make an updated video would be to discuss the ranges of prices per acre in each state. Texas, for example, has a huge difference in the regional zones (panhandle, east (corn, hay, beans), south, central, and the dustbowl of west texas (pecans, cotton, prickly pear). Glad to see you touch on the tax exemption benefit as well, which even applies to fish in ponds from what I understand!

Two reasons people don’t buy farm land in America poor medical or no medical when rural and the other is jobs yea you can try to rely on your work from home job but what if your fired now you live in the middle of nowhere with no opportunities

Texas price per acre that I’ve seen growing up has been about 20, 000 and more in areas you want. In places that can’t even grow grass naturally, yes, prices are low. But who wants to live in a dessert voluntarily that historically couldn’t even support the native population.

Th fed gov controls 640 million acres...Half of that needs to be in a lotetry back to the people.

For the Texas prices, that number is low because of all of the worthless land close to the Mexican border. Actual arable land is goes for around $15 to 20 K per acre.

3 big factors are ignored in this video: political environment, carrying capacity, water. Cheap land can end up being very expensive.

Land prices skyrocketed here in Oklahoma due to the legalization of pot farming and the ease of obtaining permits to grow it. Now, because of so many illegal farms that cropped up, the state has scaled back issuing permits and land prices are starting to drop.
