Thankfully I bought my home 20 years ago. Even after refinancing twice, I owe less than originally purchased with a monthly payment of 850. Don't know anywhere I could find a rental with a family of five for that little. I would not want to start over in today's market.

I will add one more thing to the lecture; don't take out an Adjustable Rate Mortgage or a ARM right now even if your payments and interest payments are less than a Fixed Rate Mortgage. When your ARM adjusts to the higher rates your payments in the future will significantly increase possibly to the point that you will not be able to make the payments and default on the loan. This will probably after your house has significantly decreased in value. ( the amount of money you barrowed is more than your house is currently worth when you will be forced to sell it. ) This happened to many people during the 2008 housing crash. Instead, get a fixed rate mortgage with higher interest rates & payments and if you can't afford this then don't buy a house.

I would love to wait and time the market but we're in a position where we have no choice but to buy. Rents are still high and we are miserable in our current rental. We tried buying in 2020, and 2021 and were priced out; made so many offers to get rejected. Cash offers were king.
It just hurts because ultimately we need to find a distressed property or something very outdated so we can afford the payment.
As he noted, no one knows what will happen the market has been unpredictable. It's really comes down do being a gamble.

Rates don't need to come down. Prices do. And that's why the fed is raising the rates. People have a hard time affording a $500k loan at 7% but if the prices of the house was $300k with a 7% rate more people will be able to afford that. The most important thing when buying a home is the price!
