I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

In New England labor travels, I would suggest reaching further out if labor prices are high in the local area. Subcontractors around here will drive over 2 hours for work and its much cheaper.

Do you need commercial property insurance for these cabins once rented out as short-term rentals? If so what is the average cost difference to insure vs. standard long term rentals? I realize this would vary by location, property type, etc..., but based on your experience do you have an educated estimate or guess? Also, if building for STR how much $ do you factor in for turnover costs? I love the idea of short term rentals, but I don't love doing housekeeping.

This feels extremely inexpensive to me. But we operate in California. On the flip side people have tons of money and seemingly even more free time.

So you still get back every penny you put in.

Also nice is more and more guests are passing on all the wannabe operators. So if you do it right, there’s not much competition.

I Kai. You have the somewhat of the same name as my son Kaieu 👍. My wife and i are thinking of selling our current home for which we have equity and buying a land and building a prefab home in Santa Clarita to get rid if our mortgage and HOA.
