Want some Mississippi Real estate? What are Mississippi's Great Rural Towns to buy a home or invest in real estate?

This is like the 15th video in this series and by far the hardest state to find great rural towns in. I had to lower the bar on this one just to get above 3.
We all know Mississippi has a list of serious challenges, falling into poverty and dating at family reunions are never a challenge in this state.
Mississippi leads the country in poverty with 19.7% of its population living below the poverty line. The national average is 11.2%.
One good thing that sort of overshadows the problems of this state is the people. The rural towns that have a bunch of problems still have great people.
In this series, we are looking for that sweet spot. Small rural towns that are decent places to live that aren’t too close to any major cities, easy on the crime rate, not 5 hours away from a hospital or so far out they have horrible internet. Those things knocked a lot of nice rural towns off this list. Crime and the Internet seem to be what knocked most of them off the list.

Am 76 years old, and have lived in Mississippi all my life. Live on the same land where my parents lived when I was born. Have attended colleges and summer short courses from coast to coast. I find that people are pretty much the same everywhere, and that most states have areas of astounding beauty as well as some "lesser attractions." I think most folks find what they're looking for wherever they go. If you come here looking for natural beauty and some good folks, you'll find them. If you come looking for poverty and bigotry, you will find that.

I moved from California to Mississippi, and I love it. I moved to Pascagoula. Jimmy Buffet is from here. I love the entire Gulf Coast especially Mississippi's. The fishing is amazing salt water, and fresh, and it is extremely affordable.

I was born and raised in Mississippi, and I still live in the same city, but I’ve always lived in the county outside of the city limits. I honestly love Mississippi, but I know that we can do better. Often, people talk about the bad things in Mississippi, but we’re not all bad. We have some good people here who are trying to make it a better place.

Mississippi is poor but there isn't thousands of homeless ppl laying all over fields but in rich states homeless are packed all over everywhere by the hundreds. How do you decide what is the poorest?

My wife is from Natchez, it was General Sherman if I remember right. He was the one that went through burning every town, except Port Gibson.

I like Mississippi. I don't know what the stats are for Gulfport and Biloxi but there were some really nice folks there. That was back on 2001.

I'm a student at a college in NYC. My professor studied in Mississippi for 1 year. Every time he mentions the state, it is something negative. And every time he does that I think of Briggs🤣

I graduated from Gulfport and joined the army, home of record is New Orleans, I'm not familiar with anything much of the Gulf Coast. I'm a Texan but if and when I ever leave here I'm heading to Mississippi, total different environment than West Texas, the game and seafood are the best

I'm from Arizona, my husband was born and raised in Mississippi. He lived in Arizona for a year and after we got married we moved to Mississippi. I love it, I love the quiet country life. I don't like the winter or the tornadoes. There are so many people from Mississippi who have invented so many things, not to mention all the singers, and movie star's that are from Mississippi. I can't stand people making the dumb date your cousin jokes. It's also nice to live in a state where the leaves change color when the seasons change.

I just bought a house in Iuka, MS and I'm kind of surprised it didn't get mentioned. Maybe border towns don't count. Iuka has its own hospital, as well as multiple doctor's offices and dentists, and I can't even tell you how many pharmacies. They have a cute little downtown and lots of antique shops. The home I bought is in unincorporated Iuka but still has all the city's amenities, such as quality city water (best in the local area), high speed fiber optic internet offered through a local co-op tied into our electric company (Tishomingo), and great teams at the power company who work hard in the middle of the night if a storm knocks out the power (seriously 1000x better than where I grew up in the Chicago suburbs - we would go 2-3 days without power if a storm knocked it out there). All of this without even mentioning Pickwick. I'm told there are several multi million dollar mansions on the lakefront, and going out on the lake is a cherished local pastime. There's plenty to do if you like outdoorsy stuff, including multiple parks and good hiking areas. Mississippi as a whole also seems to have infinitely better roads and infrastructure than where I grew up in Illinois, though there is a noticeable difference when you cross the border into Alabama and your car just glides on that smooth blacktop lol. Any construction seems to move rather quickly too. I moved here in May (it's July now) and they've already upgraded a big intersection, adding all new stoplights and repaving it. My little town also has several choices for restaurants and dining out, has all the normal retailers a small town needs (Walmart, Dollar General, Piggly Wiggly, Dollar Tree) as well as several fast food options (Jack's, McDonald's, Subway - and they're building a Taco Bell!). The county seems to do all its business in town, too, so it's extremely convenient if you need to stop by the courthouse or the city hall. There's also little to no crime here. Crime Grades gives Iuka an A- for violent crime, and the property crimes are very limited. Iuka seems to be building, expanding, and improving constantly, and if you did this video again in a year or two I'm sure it would make the cut.

I love visiting Mississippi, all in all I would say they have the nicest, most friendly people in the country. For me the biggest problem is trying to get there from the west without going through Louisiana or Arkansas, now those states suck.

I know Mississippi has a lot of issues to say the least, but being a history nerd I would love to see all the civil war sites and stuff. Plus it's a very visually beautiful state. And all these towns sound like great places to live
