I wished people would stop acting like manufactured homes are bad to live in. I live in one and it was remodeled and looks like a regular home on the inside and vinyl siding on outside. I enjoy living in it.

I had a manufactured home (1994 Clayton 16’x80’ single wide) - it was a repo and in excellent shape. Once I had it delivered to my land and the crew lashed it down to the piers, it was more sturdy feeling than some frame homes I’ve owned! Super energy-efficient, nice looking……and Through the magic of divorce I had to sell it and the 7 acres it was on 😢. I’d buy a manufactured home again in a heartbeat if I was looking for a new place to live.

I just got CO on my manufactured home. let me break down the numbers. Lot 55 thousand. The home was 60 thousand. Foundation - utilities - impact fees and permit, about 40 thousand. So I have 155 thousand into the home. I put another 43 thousand into it. You may say that is a lot. Buuuut, To just buy a place on an acre would have been over 300 grand. Yes I may have to face lending issues on selling. But I have a cheap place to live and still have money left from the last sale.

I bought a house that cost the same as my car...



it was a HUD house in a CP Morgan prefab neighborhood. I remodeled it myself and sold it for over double what I paid 5 years later.

I have several friends that bought a manufactured home on property and later built their home. It drastically reduced their impact fees due when building.

We bought a second-hand, manufactured home when we had to move to temporary housing, while we renovated our house. Two years later we sold it for what we paid for it. Housing costs had gone up so much that we sold the manufactured home the first day it went on the market and got enough to cover the cost of the home and all the selling costs. Apparently a manufactured home can appreciate in value if you buy the right one in the right location.

In my area there are single family homes selling for $50k and higher. Most of the mobile homes I see that are affordable require moving the home and then there is the issue of finding land that accepts mobile homes. Then you have to pay to move it and buy a septic tank etc. After paying for all of that you are spending close to $100k.

Thank you for all the information that you share.. in my 70s, live in Colorado, ..and thought about a manufactured home and then looked at some of the places where the ones for sale were and the lot rent even for 55+ communities are ridiculous. Some over $1000. So for me back to square one. Right now I live in an apartment that is OK at least I have a roof over my head and food on the table. Really missed the boat when I didn’t buy when I moved here 45 years ago..Thsnk you again for all you share with us❤️❤️🙏
