I started an eviction claiming the Tenant's rights or privilege to stay in the Premises has ended. There is no lease and would like my property back. How do you suggest I go by this

Is it easier to evict the tenant for lapse of time on a monthly lease or to try to get him out for urinating In the hallways and Having so much trash in his apartment that we can't get rid of bed bugs.
