I'm having this issue I want to buy this triplex that has had good clean long term tenants the problem is the owner bought this property a long time ago and never raised rents on them because they are so nice and on time with rent and keep the property clean but the price the owner is trying to sell for is todays market value but the rental values are from years ago I want to raise rents but keep them there but I'm afraid they will leave help !

Hi. What options do I have during this COVID Season and Moritorium, when a Tenant in California refuses to sign the Rental Addendum and pay the Rent Increase I'm requesting?

They are Good Tenants I've had for 16+ years, one of them is Disabled and uses a wheelchair.
I have no problems with them. They always pay their rent every month, and keep up the property.
I don't want to lose them.

But, I've made an expensive repair and replaced a stove, and need to increase the Rent to cover those costs.

Aside of serving a 3-Day notice, and starting and Eviction process...
What other LEGAL options do I have to collect the Rent increase?

Can I Bill them the additional increase, and Deduct it from their Security Deposit?
Is that legal?

Can I send the additional amount not paid to a Collection Agency?

Can they sue me for Retaliatory Rent Increase?

What options do I have other than Eviction?

#4. Wow great tip on how maximize you ability to act like a fucking psychopath and have no fucking empathy with the people you provide an essential service for. This is cowardice. If you are going to deliberately undermine the livelihood of your tenant, then have the spine to actually tell them you are a cold hearted brute yourself.
